They were served a Notice of Rent increase on April 26th, with the rent increase starting on June 1st.

Luckily I only have one rental property in Colorado, but it's my second home where I rent out a room rather than the whole house, so it's really important to me to be able to give reasonable notice to a tenant that isn't working out, since I have to share the house with them when I am there.How are others responding to this?

However, maintenance needs tend to come in waves so i was really noticing it when i had a bunch of maintenance issues, whereas the past couple months have been slower on that side (knock on wood).They handle 10 units for me

I have it fully tenanted and have provided the tenants a 12 months notice and plan on checking in with them every 3 months to ensure they're on track.

I've been sorting out 24-1098 with existing leases at my job, where it's created some difficult knots to untangle with the timing of affordable housing tenant recertifications and the offer/notice timelines.But that aside, the law just imposes more formality on lease enforcement, whether or not it comes to a forcible eviction.
