In that case, I definitely recommend investing outside of your area.I would be very careful about the hands-on degree of your purchase. 20-30k in any market will certainly require a bit of work.

Then think of every mid west town and and southern town and realize that this gentrification is not happening anywhere but a few places and not nearly to the degree it is in Charleston or Portland Or. for that matter.I started in Charleston almost 18 months ago  and what I bought then in some instances the prices have doubled..
