You have a keen sense here . . . using Word to craft a lease isn't a non-starter, but beware exchanging Word files (i.e. editable and hard-to-trace-revisions files) back and forth.

The five or six conditions you have to meet are kind of vague, but an experienced attorney will know how to craft an answer to them that will a) answer them the way the Zoning Board wants, and b) make you look professional and credible.  

Get good at your trade(regardless of degree or none) people like people that know their craft.4.

It takes meticulous tenant screening (which I would do anyway), solid processes & attention to detail to do well.
