Proc. 2018-58 allows participants in a section 1031 like-kind exchange to extend the deadlines for identifying replacement property and completing transactions “by 120 days or to the last day of the general disaster extension period authorized by an IRS News Release or other guidance announcing tax relief for victims of the specific federally declared disaster, whichever is later.”Taxpayers have pointed out that applying the “whichever is later” language means that some section 1031 deadlines could get extended beyond the July 15 due date set in Notice 2020-23, and are wondering if that’s what the IRS intended.

If I'm reading the various threads correctly, in the CARES act, landlords who have other primary work like a full time day job, and they are limited to treating real estate as passive income/loss aren't getting any benefit against earned income, because the language in the new bill looks like it only applies to "net operating losses"?

Not sure where you are, but if code enforcement is reasonable (and some are) you could go directly to the office and say "what should I do", talk about the lease language idea and try and get on the right side of them.

Most of the time though, I find the language is pretty accessible, it's just that the documents are lengthy and it takes time to go through them, time that most people prefer not to spend.I urge you to buck that trend and sit down and actually plow through the documents.

Andrew is a sage wizard of finance in my opinion, so go with what he says.But before that I had a nationwide online bank in the end zone for closing on a cash-out refi, and they dumped me because they couldn't find a title company that would speak their same language.
