Also zoning may be hard to come by - in NJ when I finished the basement in my SFH, it had to go through zoning approval to be sure I wasn't adding a kitchen and trying to make it a multi-family, since that area wasn't zoned for it.

I also have wall heaters in the 2bd and the ba, but not in the kitchen/living room, which I think is to get around the lack of control over the central heat, but I'm afraid to use them because when I first moved in I believe the one in the bathroom overloaded the main breaker and it had almost caught on fire!

Just keep track of the big ticket items and make sure to carry a bit more than you think something costs to fix.After having done a few flips, I don't really need to look at kitchens and baths, it is fairly easy to get a price figured out for one just by knowing the area and quality of the finished product.

At some point, you'll have to replace roofs/water heaters/ furnace/ AC coil/ upgrade kitchen and baths and the rental income needs to be able to support it.Property analysis should include PM.

In kitchen/bath areas, we've used both Tile and vinyl, but both have their pros/cons.

The area is newer, so a lot of Carpet. paint and some lesser rehab like a bathroom or a kitchen.
