If you need to add those systems they can be incredibly expensive and time consuming to install, especially if you have to deal with current tenants. 

I found them to be incredibly overpriced and focused on fears that are likely never going to apply.

Trust but verify" is one of the fundamental rules of successful RE investing.Caveat: if you have an incredible, proven, trustworthy team of boots on the ground who you've worked with for many years and through many deals, and they've never steered you wrong--in that scenario, I *might* take their word for it...but, most investors (esp. newbies) don't have that type of OOS team in-place.

There are definitely paths in RE that can produce incredible returns.  

PM teams should be adding incredible value to your overall business plan.

For context, there are nearly half as many active fourplexes in the Killeen, TX market (pop 250,000) as there are in all of DFW area (pop 6M). (20 in Killeen, 44 in all of DFW as of this moment). 

I love when you mentioned that deals are there every year 💯As a newer investor, it’s so easy to get hyped when you find a good deal but you have to remember what’s best for you financially at the moment.
