I don't include non paying Tenants because I like a small slice of positivity in my life and prefer to think I did our screening well enough that all our Tenants are paying.Cheers! 

True, Republicans in 2025 will control the White House and both chambers of Congress.You can easily Google how the legislative process works or just trust my Cliff Note: having a simple majority usually does NOT assure that Congress passes any bill, including tax bills.

There are a lot of other issues, but for you as the owner, the main one is usually do you have to have the current tenants out to build (no income) on to the existing property or are you going to do a knockdown new build?

I only ask because the main purpose of an LLC is legal protection, and if you don't have a large amount of assets to protect, say less than $1M...you may be putting the cart before the house, and it may make more sense for you to focus more on finding and closing more deals.

Hey all,I recently closed on a 3 unit property which I am going to house hack which brings my portfolio to a total of 5 doors (including the one im living in) and am curious if it would be wise to have an LLC for each property and setting them up as individual companies?

The main data to watch is some stuff you're already watching, but probably some others you are not.

However, this structure provides two main benefits: 1) I don't have to build a big marketing machine to raise money.  

A couple of things happened in the last few months including a lump sum pay out for a retirement from a company for whom I previously worked and I inherited a modest sum unexpectedly.
