If you get the OK, you'll want to form the LLC and create your operating agreement, then proceed with transferring the title of your property to the LLC.

You could add your name to his property, you should be able to contact your favorite title company to assist with that.

The title insurance seems reasonable to me but its impossible to know for sure without having the property address.
