If you think every undocumented immigrant came to US to simply provide a better life for their family, I'm afraid you're mistaken.Giving a pass on background checks is opening yourself to ANYONE.

I've lived here my whole life and know the area and market very well.

The difficulty is always going to be whats "most comfortable" for your family and what property will provide the highest return/ROE to help build a life of financial freedom for your family.

Marketing the education is optional, and I believe it is one of the most humane ways to compensate an independent business owner.

They require life insurance  with the bank as beneficiary .

In a wholesale situation, the F.B.I. looks at all parties involved, does not care that you didn't know and can ruin your life for a long time to come.  

In my life outside of real estate, I worked in Information technology where I have participated in the creation of open source software as well as documentation published under creative commons. lots of license thinking to borrow from.It has always felt wrong to attempt to monetize everything associated with real estate investing.

I can't speak for Methods #1 and #2, but there are TONS of older landlords out there (like my boss) who are at a point in their life where, while they're NOT READY TO SELL, they'd love to find someone else to hand over the reigns.
