Do the portfolio loan for 20% down, then when you get your 40k later this year, re-fi with the lender you want.

@Jacob Miller, I also would re-fi until you have enough equity to cash out and go multi family (5 units and above). 

I want to become FI by growing my cash flow via rental properties.
