Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

Please educate all Realtors on how to do so, so we can avoid giving bad advice.Just look at Zillow home index , when it creates a new wave I purchased , flat curve is good ….

Generally speaking, we would encourage you to screen your tenants - whether they are section 8 or not.We would encourage you to collect a deposit - whether they are section 8 or not.A tenant can certainly be a "good" tenant or a "bad" tenant - whether they are section 8 or not.Now, if you are targeting lower valued homes...there are "pros" and "cons" to doing that - whether you are renting to section 8 or not.  

You may also have squatters sneak into your house from those platforms that don't screen guests well.

They will line you up with several pre-screened, licensed/bonded contractors that do the work you need.

Because you are literally guessing at market rent and the PM will…1) keep your application and denial process legal2) advertise, screen and place the new tenant faster and better3) probably save you more money than they cost you. 

Since then, we've been fairly flat as rates stabilized around 7%.
