I have one cabin that has a wood burning fireplace and I keep wood on hand unlimited because it is on top of a mountain.  

Also, our bank suggested we list all the materials used, as it increases the value and also highlight property features such as hardwood floors, number of fireplaces, ect.

The surround sound and TV above the fireplace is a deal breaker for a lot of women.

I'm still sleeping with the window open every night and have a fireplace chimney with no damper.  

Then they added a huge living room with fireplace on the end of the house...but you have to walk through the kitchen to get to it.

I went through something similar over the past year and I found the process not that hard.  1) The crack in the fire place really depends on many factors. 

Here is a comp, solid brick with 300 sq ft more and comparable interior, plus a fireplace and a nice wooden fence renting for $1,350.00.Looks like lowering the price could get more people looking.

By asking for referrals, he found someone to do a nice stone wall on the fireplace for $600 rather than $1000.

That usually means a deed research day by the fireplace for me ;-)
