Throw in the fact its a county seat, has access to not only rail, but regional air, three US highways, two state routes and a state park, and I would wager there should be many more than 10,000 people there.

Often 10-20-30 degrees cooler than the inland Valley's the OR Coast is a remote but accessible refuge. 

It may be also worth noting that I am a remote investor in Santa Monica, CA and do not have easy access to the property.
