The goal should be time freedom and relief from worrying about money.

And the real power of avoiding cap gains through a 1031 is not the immediate relief. 

Rerouting a kitchen sink plumbing may offer temporary relief but does not address the root cause - a cracked cast iron drain pipe.  

Flood insurance hasn’t been a high priority because we are just use to severe weather during hurricane season, but as of late as long as you have flood insurance, you do take at least one sigh of relief.

But what I really want to know is what strategy I could use or do to accomplish the goals of everybody without killing them what could I do to get a house at a deep discount from these people that need this relief the most without hurting them and making it worth their while.

@John Warren thanks John, that gives me a sense of relief and hope since I do have the reports from HUD when they took over the property, late last summer, showing all major systems were in working order and holding pressure.
