Have you started any projects out there yet, or are you still planning?

We leave everything in the business for Real Estate so $500/month is a good number for us, then we can add to our reserves, plan a fix, or save for the down payment on the next one. 

My original plan was to buy 15-20 properties with REI if things went well. 

Even the most meticulously crafted plans can frequently go off track due to unmet responsibilities or unforeseen events.This is the essential characteristic of the real estate industry.

I'm looking at Class B properties in up-and-coming neighborhoods and plan to self-manage once I relocate.  

They can tie up the property with a lis, but if you're not planning on selling, doesn't really bother you.

We paid (upgraded plan)to get it quicker and we are on day 5 and still no funds.

I'm planning on leveraging that at some point.

Those highlight reels rarely show the hiccups, and from what I read in Forbes recently, a lot of seemingly ‘perfect’ deals are just good editing and timing.Before jumping in, I’d think about whether the deal has amoung enough cushion and what your backup plan is if the project drags on.
