It took me 2 years to decide that my tenants are not my friends and I can't get to know them, just in case they fall behind on paying rent.

Talking with my lawyer, he tells me there are implications where a licensed agent can fall into legal trouble and possibly lose their license if they are involved within the fix/flip deal? 

Woke up to my tenant sending me pics of the lone tree in the yard had some branches fall in his car. 

As for debt ceilings, I think the reason that it doesn't get discussed much is because it falls right around that 75-80% mark, which just so happens to fall right in line with where the banks cut us off.

Anyway, my credit score is still over 800, so there hasn't been too much fall out.

BP should definitely create a therapy group because I equally fall into that trap with some of our Chicago renovations...I went to a property to do a quick walkthrough check and then somehow I end up with a broom in my hand cleaning because messy job sites are my pet peeve.
