@Jayden Gales- thanks ..if you havent already done so - get  formally pre approved with a lender that offers the programs you are considering ...getting pre approved  will help you become educated / prepared  for the next step .

Hi Tim,I've seen rates in the high 7s to high 8's for full doc programs if the property debt covers, high FICO, liquidity and property qualifies.

Yardi-Voyager is the flagship software program, and you definitely want to find a company using that program and not one of the older/legacy systems that predate it.

Is it possible for me to purchase a mobile home in this neighborhood then rent it out to the section 8 program even if I as the landlord own the mobile home but have to rent the land the mobil home sits on from the lot owner?

If you have to do cost plus, sometimes have to, You have to stay on top of the program management.The path forward is about renegotiating what you are going to pay.

There are also "negative" DSCR programs out there that allows you to go even below 1.0 DSCR.

Not sure on the other programs.

Check in with @Joseph Chiofalo they have NJ second lien loan programs that can go up to 95%LTV but lower on 2+ units.
