Hi, my name is Jacob My question is: As a beginner to Direct mail, what would you recommend for me when first starting out, What pitfalls should I avoid that most beginners endure, and how should I design my message to the prospect to get the most consistent responses?

You may have to go creative rather than conventional, but depending on where it is and what you are doing, you may be looking at anywhere between 100K-300K in soft costs (permitting, design, architecture, utility hook ups, etc.) and a construction budget of probably 1 Mil to whatever, once again depending on what you are doing and where. 

Should my parent company hold all of my real estate LLC's even if they are taxed differently (such as between the buy/hold and flip business) or are parent LLCs designed to only protect the several Buy/Hold LLC's because they are of similar taxation?

Hello All, I am not sure if there is a rule of thumb to how much a design should cost but I received an estimate of $23K for Civil engineering work (site plan, storm drainage plan, site grading, soil erosion & utility plan), $25k for  Architectural and structural and $11K for MEP for 12 units townhouse (2 bed and 2.5 bath) on a slab.
