Now if you already have an out of state LLC that you absolutely want to use for this new property, you can also foreign registered it in the new state, but you would be paying two state fee instead of one.

However, since you are a foreign national (I assume), other laws and reporting requirements may be applicable as well.I would consult an attorney who has expertise in such situations.

Jessica,You can form your LLC in New Jersey and register it as a foreign entity with PA as doing business there. i know a couple guys here on BP that will tell you to do that, especially if you plan on managing the properties or doing work on them your self, and that's true. but if you plan on hiring a property manager and not do any work yourself on the properties, only have the property as passive income, then there is a part of the PA law that says that if the llc only business is for passive income, then they do not have to register with the state. but i would talk to an Attorney first to make sure on that and that you set your LLC up right.
