After driving around a bit, the only other auto tunnel we saw was our neighbors, and it's pretty much identical to ours structure-wise - although it's listed as a porte-cochere on their plans, and the builder is different (their home was built 4 years after ours).

Sometimes the seats get a track thru them,,then they eat faucet washers faster than you can put them inIf it is washerless and probably a cartridge type,,its toss and replace AFTER taking old stuff to store to get new identical parts,,,then buy all other o rings also if there are any in the seal the cavity covers.

Even comps are not a good indication as most of the time the price was set by a BPO on the comps thesedays.Even two identical properties built at the same time, using the same "mold", will not have the same appraisal as the different owners will increase the value or decrease the value by the way they take care of the property.That being said, the BPO is a starting point to get an indication of what the property should be worth.

You are actually buying it and getting the deed to the property (if they take your offer) I have had one with nearly identical numbers accepted before.Anyway, you'll get a deed and sign a prom note and mortgage at the closing (or a deed of trust/trust deed if you are in one of those strange states. :))Closing company/attorney can help you with the paperwork.
