I live in the SF Bay Area and I am beginning to really understand what you are getting at by IIR and different approaches to what constitutes a cash flowing investment. 

For an introvert-shy-engineer type like myself it was an education and required learning to be more comfortable operating well out of my shell.There are real risks of self managing,  and these are getting more pronounced, especially in some "blue" areas where the definition of discrimination and what constitutes 'fair housing practices' is evolving and getting more complex, subtle, and subjective.  

I'm not sure if that constitutes a good deal or not in your area, but there's definitely room in the deal for profit.
