I approve the colors and I tell them that when they move out, the unit has to be professionally painted back to the original color (neutral) at their expense or they will forfeit their security deposit. 

If you don't have it then you forfeit the $90 you paid to take the test that day and will have to reschedule which could be a few weeks out.The tests themselves were between 70-80 questions each for the National and State sides.  

If your property is worth $1000 a month, would you forfeit $100 a month for someone with a 800+ score?

Technically no, your lease probably states (as most do) that you forfeit your security deposit if you terminate the lease early. 

My daughter had a similar situation, and she told them she planned on suing, but if they would agree to forfeit the termination fees, she would settle for that.  

I feel lucky that when I terminated my lease early I only forfeited my security deposit.I did however, pay my rent until October 1st and moved out september 20th so they could do work and show the unit easily.My LL had a new tenant in by Oct 15th.

Always have a deadline that any deposit to hold a property will be forfeited by a certain date.

Additionally, the seller must provide a written notice of default that advises the purchaser of:a) the nature of the default, including the amount if the default is a failure to pay;b) the date by which the purchaser must cure the default or the option will be forfeit; and c) the name and address of the seller or the attorney for the seller.The notice of default must be served by hand, sheriff, or certified mail or equivalent.What if the purchaser does not remedy the default?

The lease stated forfeiting deposit if you do not withhold the terms of the lease. 

But, if pet(s) are found, can the deposit be forfeited?
