There are definitely much cheaper properties on the North side so maybe you'll get a bargain if the North side ever becomes fashionable.

I'm thinking people prefer hardwood, but carpeting is so much cheaper to replace if damaged.

Also properties from the city and banks will sell for a lot cheaper too. 

They can do this cheaper than I can because they can get discounts of buying stamps in bulk (2million at a time), and I do not have the resources to do that on that large of a scale.

So my current plan I am working with the builder on is a 1092sqft split foyer (this style b/c water table can get a little high on lot and I don't want to chance water issues in basement - plus there cheaper to build) with a 24x24 attached apartment that will almost make it look like a SFH with attached garage.

These are approx 1400 sf and the bigger you go, the cheaper per sf it will cost.  

Got the termite treatment done with some help, carpets removed, bathroom demoed, measured for windows and doors, working on putting a complete bid package together for Home Depot (If you spend more than $1500, you can request them to give you a bid price which is usually a bit cheaper). 

It is much cheaper and way easier to install.

Cheaper then Rent by $250.00...and it's mine all mine...
