The house needs some serious repairs ie; new furnace and hvac work, new window, kitchen cabinets, and just a complete update as it hasnt been lived in in almost 16 years.

I added crown & a light rails to the entry level cabinets in the kitchen, I even used appliance paint to spray the yellow brass ceiling fans to a nice bedroom worthy white.

I'm looking for rental properties that would require some minor improvements (cabinets, paint, etc) for BRRRR.

I recently purchased a property in MI that only requires cosmetic updates I.e floor refinish, paint, new knobs, new cabinets, clean up etc.

While you're at it you may as well upgrade the cabinets, add a sound system throughout the house, use the fancy $10/ft tile, etc.

I sold her a medicine cabinet on FB from a flip I was doing.

Flooring, paint, lighting, HVAC updates, plumbing updates, new kitchen cabinets and appliances.

One trick might be to look under the kitchen cabinets and see if there was a termite inspection.
