To answer your question (that wasn’t actually aimed at me) my concerns are investing in an area that I’m completely new to and building an out of state team that will be effective. 

I’ve just made an offer on a building and the listing commission was 3% paid by the sellers.

.- If you don't believe us, think about what will happen if you put several Class D tenants in a Class A apartment building.
