Look up VTI's long-term historical performance to see how it behaves compared to inflation.  

I'd ask them how they can be having accounting issues that last 3 months and how in that time, they can't get things sorted and do a 'double' payment to get you caught up.

My concern there would be having to refi out of that balloon in a year or two at 8 or 9% +.If you can afford it, you may want to lock in the longest fixed term you can. 

Someone who might be having a baby and needing to scale up, or empty nesters scaling down, etc.  

I want to write operating agreements that behave similarly to how a proper gp/lp fund setup would behave but without the giant legal fees since we're only talking 2-3 investors per deal tops and all are friends/family. 

High income people don't behave like this unless it's a really sketchy neighborhood.

If explanation didn't pass muster or the timeline did not meet statutory requirements, the company faced possible penalties up to and including withdrawal of its Certificate of Approval to do business in that state and I'd be having a conversation with the powers that be about my actions.
