I am an absolute newbie to the real estate scene. 

There are definitely prime areas surrounding the main bar/restaurant districts that go fast. 

There is a lot going on behind the scenes with a preforeclosure.

It is bank owned asking around 95k it needs a touch up but practically all cosmetic barring a possible heating system issue.

Pretty minor stuff: painting, hanging towel bars, repair toilet, repair door hinges, caulk in wet areas, replace broken door, replace broken outlet covers.
