Frankly, I'm always a touch annoyed when I have to strip the beds and start a load of laundry at a place where I am also being charged a cleaning fee.

I bought this house pretty cheaply, but it has number of quirks that annoying me. 

@Zach McKinney  After trying several CRM's I finally stumbled upon one called "Less Annoying CRM".

This is something that someone with a little more freedom than myself can replicate and use as one way to pile up well setup properties.With the VA loan there are additional VA inspections that can be annoyingly picky.

Can anyone weight in on the cons and annoyance of buying with the owner in place?

I would recommend being up front and let them know you are not going to keep your booking request because most hosts will probably get annoyed if you are not actually booking their Airbnb. 

Do you know HOW ANNOYING it is to have to shift through all the leads and do ARV's on it, etc, etc, etc,... believe me this is not something I like doing.

Then if you miss out, you only have yourself to be annoyed with.

The double showings suck up more of my time, and make it extra annoying when they flake.Any thoughts on what I'm doing wrong?

Land can be annoying to work with.
