Make sure you go visit any of the complexes they're pitching in person.

I'd recommend just listing the property on Zillow and other similar sites.

I don't think they can tell the difference from properties that are booked on other sites besides airbnb. 

I used to leave a bottle of decent champagne when a guest mentioned they were visiting for a special occasion like an anniversary or something.

I guess the main reason they would want a site is for something that will consolidate all their properties under 1 brand name that they can post on face book and other sites or give to friends and family.
