I recently read and reread Lonnie Scruggs DOW book.

I'm re-reading The Millionaire Next Door (haven't read it for a dozen years or so) and one point that stuck out is how much time high net worth couples spend planning and working on their investments/financial future.

scratch the phrase "Assuming you have fewer than 4 Fannie Mae loans currently," - I had started off thinking about DFE and then change my direction after re-reading Albert Bui's post.

As I reread your post another option is the property manager is doing a bad job of converting leads.

I just reread you initial post and realized that it was written in March, a few days after you joined BP.  

I have been a lurker on the site since inception and have re and re-read most all of Jeff Browns postings for many years, although i have never contacted him personally.
