Has your agent accessed the PCR within Hudhomestore to see if activating all utilities is even possible? 

Also, some places like CA and MD have very tenant "friendly" laws (against the landlord in some cases) so make sure that you know the laws and if possible, have an attorney or service to collect overdue rent and/or eviction as needed. 

Also if it is intended to possibly be a rental you should calculate the end result of the acquisition, the debt service, the rehab, etc and pretend to get a loan to refinance. then look at the potential rent to offset that monthly cost and see if it would cash flow.

They become gurus as soon as humanly possible, and their income comes from preying off of newbies by convincing them that they buy, sell, and hold real estate when really they're just selling courses.
