The latest ordinance I find still states rent control only applies to 4 units and above. 

@Nick Cooper you can buy with as little as 15% down on a single unit property with conventional financing.

It's a good practice to provide notice in writing, and to indicate the time that you left the unit when you are finished.

Then i'd house hack a 3- 4 unit.

PS I like Iowa just started there myself in 24 providing capital to local flippers and landlords .. doing what I preach lending money .. although I did buy a storage unit. 

This criteria is for 1-4 and 5-8 unit programs.

I am in the process of buying my fourth unit but this situation is a new one for me!

I don't do large rent increases (like $200) because I don't want a unit turn but my rent is in the market range.  

@Christian Pichardo With $80K I could easily get into a 3-4 unit apartment building in a decent area that was already rented.
