Apparently, the fact that we re-did the "problem" house on the block, made a tremendous change in the area and an impression on the owner of the duplex next neighbor.

This has the tremendous advantage of getting the seller to start talking.  

As an investor, they have tremendously great reviews.

Owner was family friend and tremendously helped my family, had multimillion property he was fighting to keep.

The financing of the deal can have a tremendous impact on the overall returns and hold period of the investment.

Using some of the HELOC funds to get that rolling made proved to be a tremendous return.

Unless there's tremendous value-add opportunity here (which I'm not seeing), I say you move on.
