It can be hard to stay focused on one strategy in our instant gratification world.

To prevent abuse of hot water, go to a small tank, instead of tankless "instant" hot water. 

I am not expecting to make a million dollars instantly as an agent, but instead I want to use it as an avenue to learn more, meet people, and be an asset to other investors in the area that I may become acquainted with.My short term goal is to meet as many people as possible, especially locals here in Columbus, and keep learning from others mistakes.

The more regulation and controls government have--for instant strict building codes, it scares of investors and makes existing housing worth more. 

The best deals have instant equity, but these are hard to find.  

@Dan Heuschelewell, i do think it is a good investment, especially when you consider the instant $100K equity upon purchase because the OOS seller did not know the true worth the property....On expenses, HOA covers exterior, inside is just remodelled (as you can see from the link), no PM or vacancy in practical sense....

Each time prices were high, wages were high, property was nuts, trailer parks sprang up like weeds and filled instantly.

This is great because the hot water is almost instant.

But we already have the right mindset on holding off instant gratification to buy assets first and then use the asset money to buy more assets and some of your own personal expenses.If you get into this habit at a young age, you are setting yourself up for a wealth of success.I wish I could've started sooner, but no regrets.
