The guys I personally fund today use me to stay legal they all take title before they resell... this same guy ended up in a fight over EM that did not get returned and since he already had a cease and desist for bad RE activities they threw the book at him arrested him put him in Jail and he had to serve time for what would be normally some thing you would just say your sorry and pay the money back...
