So I would like to get the opinion of some experienced investors.My goal is to buy (3) three to four multifamilies.I inherited a 3 family fully paid off and own my current home.Between the two I have roughly 550-600k in home equity.  

The customer is upset , I told him to give me a day to go thru my files . 

I'm surprised this hasn't been said yet but I just want to set you up to have good expectations going forward for future projects - This is not really a crappy situation, you don't need to go looking for another contractor.

Your friend might also want to enlist a construction management company to manage draws and perform inspections to ensure your project is progressing according to plan.

You will need to look for a killer deal for the numbers to work. 

Now it can be bumper to bumper 40 miles before you even get to Vallejo on the return..

Cheaper single families (3b2b/4b2b) seem to be between 350k to 450k roughly, and individual rooms in similar places seem to rent for about 600-800$.
