I was in one of these for about a month until it came back that I tested positive for tobacco (I used to chew, yummy huh?)

I've been researching the same topic lately and can offer a few thoughts / things to chew on:What are building restrictions? 

Big burly guys that drive jacked up 4x4s and chew tobacco in their sleep.

In fact, if the house has been kept up with over the last 30 years then the lead paint has been covered and is typically not an issue unless someone is chewing on the walls.

Whew, there is a lot to chew on here.

Any pet stains, or chew marks or claw/nail scratches on flooring, doors, walls, cupboards, screens, etc are pet damage, not normal wear and tear.

I don't want bite off more than I can chew with my first deal, so as of right now I think I should stick with just long distance real estate investing with the plan of doing some BRRRR deals down the road when I get more comfortable with owning some properties of my own. 

It seems a bigger bite to chew for a first time investor like me.

Its no different than being mad at your roofer for chewing up a year worth of your rents.
