Honestly I have had the best luck with connecting to someones approach or story on a podcast and then following them on social media (they always plug their instas and such) and then watching their stories and sliding into the DMs when they post something.

For the flip side we currently still do mail (less though), less calling, reasonable amount of ppc and youtube videos. 

If you're not a plumbing expert, hire a scope pro who understands plumbing and can walk you through everything (or have a trusted plumber watch the scope with you and explain it).I once bought a property where the seller had just installed a brand new sewer line.

For durability, watch your sheen.  

I discovered his website through a YouTube video after I went to a Rich Dad Poor Dad 3 day seminar, I was SOOOOOO disappointed after seeing that Rich Dad's company is ripping you off with a wholesale course that was $10,000!

Read BP books (The Book on Rental Property Investing, Managing Rental Properties, Set For Life), watch Youtube videos, etc. 

Just hit up the YouTube to check out a demonstration and see if it’s a good fit for you or not.

It is actually harder to find one of these notes than they make it sound on YouTube.
