You also become responsible for making sure your tenant has a livable space - keeping all the major systems up and going - so hot water heater, AC, the roof, electric, plumbing, etc.

During the time we lived there we made some minor upgrades/repairs- renovated upstairs bathroom, replaced carpet on 1st floor with LVP flooring, added artificial turf to the backyard, replaced pool pump, and replaced the HVAC system.

Recently though I have come across a major FLAW in their system, which I honestly cannot believe exists: When a payment series ends, the system archives the series on the day it ends.
