Bonus - you may take this exemption  once every two years.Beware - if you live in it for 2 and then rent it out for any of the other three or vice versa and you depreciate it as a business property you will have to recapture that depreciation and your gain exemption may be prorated.The 5 year period really comes into play also in that if the property you are living in was once business property and you did a 1031 exchange and later convert that into your primary residence you not only have to have lived in it for 2 out of the previous 5 years but also have owned it for 5 years.

Although it might be true that setting up your LLC is not difficult, the non-Pennsylvanians do not realize that this state has a transfer tax that would be due upon transfer from a person to LLC (and vice versa).

If a licensed agent is part of your team, he may be able to collect fees from the PM (paid by the PM) for tenant referrals....or vice versa.

Or sometimes I've heard other RE people locally talk about a certain house that had a deal fall through and that now the bank will "give it away" because they lost a deal and just want it gone, yet I'll see others that if you look in the mls history, they may have had even more than one deal fall thorugh and the bank still holds out, where on others its vice versa.
