Hey BP Community - New real estate investor here and I want to get ahead of ‘watch outs’ or adopt some best practices that I might not have considered so far.  

If you have the contract recorded, typically the seller won’t have much option to get out (nor will they really care to) and you’ll be able to go ahead with the deal.

Something else I've done is combined debt vehicles.  

Do I do some ground work and make it so a camper/overland vehicle can use as well?

I emailed the applicant to give him a heads up about the language in the lease, in case he wanted to find a more dog-friendly property, but he wants to go ahead.

I contacted my wife and she gave me the go ahead to pursue two more.

I sought legal advice and found this was true so had the tenant move the vehicle and arranged to have three dumpster moved today.

But if it feels like it's bleeding you dry and you are in a place to hold it to wait for either rental rates to go up or for the appreciation to build a bit more, then yes, I'd go ahead and sell.

However, if the furnace is 20+ years old and likely to need to be replaced soon, I'll go ahead and replace the unit and get a new unit with air (evaporated coil and condenser).
