If you have the contract recorded, typically the seller won’t have much option to get out (nor will they really care to) and you’ll be able to go ahead with the deal.

But if it feels like it's bleeding you dry and you are in a place to hold it to wait for either rental rates to go up or for the appreciation to build a bit more, then yes, I'd go ahead and sell.

However, if the furnace is 20+ years old and likely to need to be replaced soon, I'll go ahead and replace the unit and get a new unit with air (evaporated coil and condenser).
