There are a lot of "newbies" that weren't around for the 2008 crash buying "house hacks" etc, without understanding what can happen in a down market.

After the last crash 70% LTV was the best we could get for our first BRRRR and eventually as the market improved and we gained more experience we had lenders willing to do 75 or 80% LTV but it takes a while. 

Go big, stocks are at a major discount now just like real estate @ the last crash

You don't let that make you abort the mission unless it's so much flak you're going to crash if you continue on. 

Assuming things don't crash and burn in the coming months I am planning on partnering with a real estate agent on a couple of flips and I am a licensed contractor and I am trying to structure our partnership fairly.

As the market crashes, I am assuming that the real estate market will follow in the next 1-3 years, and I would like to take advantage of the dip in real estate value.

The common theory is people “wait” for a crash but when it comes, they are unable to act because of fear or lack of liquidity or often both.

If someone is renting out rooms in their  home to multiple people two people to a room which are not related by blood only employed at the owners company is this the same as operating a rooming or boarding house? 

I dabbled a bit before the 08 Crash and made some off of flips but about 7 years ago I got serious.

I would normally spread this money over a view real estates and go for the long term, but for short term and having the stock market crashed, I am thinking to go all in there.
