I would think a simple disclaimer in the listing and picture would suffice. 

Would a email late notice with a threat of eviction suffice?

@Andy Nathan In my experience, if you are putting offers on SFHs, a simple screenshot of bank balance in any one of the partners bank account will suffice.

However, if you're willing to suffice for 75-90% hands off for significantly better returns, then SFH's would be your next best option. 

Thanks Kenneth - I was hoping it was more of a tax thing and simply not generating cash would suffice but now after including the word “intent” to my search per your advice, I see that it is not a good idea.  

As a lender, I do not look at all If one of them can suffice, the issue is typically one member of a multi member LLC does not want to be the only one on the hook.Think of it this way, if there are 3 members each with a net worth of $2M and they borrower $600k.

It seems like Form 3520 should suffice as it seems there is not foreign gift tax anyway. 

Suffice to say, they're pretty happy :-)

Jennifer Brown Its a very robust spreadsheet and will definitely suffice for using ones own capital.

Now this might not work for all areas, but (at least here in Indy) this would suffice in Class C+ through Class A areas.
