Maybe one option 0% down, but a higher interest rate for them and you pay them back with monthly installments, one option with 10% down with a slightly lower rate and pay them back in monthly installments, and one option with the highest rate but no monthly installments...meaning they would get their money in full when you sell.

If that is the case you can either install another one ( a lot of up front costs) or you have your tenants pay an estimate and the owner pays the remainder.

Be sure to have one installed and have it wired to the light switch, ideally with a delay so it keeps running for a few minutes after your tennat took a nice hot shower.Also, make sure you educate your tenant about mold and why it's growing.
