A smart seller should only seller-finance to someone with good credit, adequate reserves, a nice down payment etc. and underwrite the deal like a normal bank would, but I've been seeing more and more situations where unqualified buyers are acquiring properties this way.

U dont have much value until you have a user.. so there are things one needs to understand to make a smart choice with land in path of progress.. land brought in for RESI purposes is easier to gauge land for commercial or industrial like this site u only have value when you have a user but the value in our case could go from what we optioned it for 4,500 an acre to 1 mil an acre just like Nathan who posted above his relative selling in the same location for 1 mil an acre..
