Back to today: I got off the phone with my agent, where I communicated how I wanted to present my offer (in summary: if the seller rejects my original offer, I hope they'll make a counteroffer, but if I decline that counteroffer, I will move on to make an offer on the next property of the few I am interested in the market - this is to avoid a back-and-forth and the property had been listed for a year with a 25% price cut in that time).

A competent PMC will simply rent your property to the best tenants -quickly- and they will charge a nominal fee to manage your investment property with competence.

Tags: Kenosha Wisconsin fsbo agent realtor  Legally you were never expected or bound to offering the commission.Now you can simply only pay the selling agent, and the buyers agent has to inform the buyer that they might have to pay - in an ideal world....The risk of not offering to pay the buyer side is the buyer can tell their buyers agent to skip houses where they would have to put out for the commission, it may result in less offers on your home.It is now ultimately up to the seller, but in a for sale by owner.... you are not signing any listing agreement with a listing agent so, again the buyer's agent would need to pay the agent.If you are an agent selling your own home off-market FSBO, check your state laws on disclosure etc.

I would just be cautious about taking on such a high cost basis this late in the cycle because when we see the next buyer’s market it will probably cut into your equity.
