if I borrow 100k for a BRRRR (purchase plus rehab) and borrow the money for 9 months (purchase and 6 month seasoning before cash-out refi) he is totally fine with me giving him a lump sum after 9 months of $105,941. 

Like Erik said, its pretty difficult to bypass the seasoning period, and quite frankly you benefit more from the seasoning period than without.

As far as buying the home under DSCR it can only be used as an investment and not a primary home.The seller cannot gift you or pay your down payment because the banks will "Source & Season" the funds.

More markets equals more time needed to track, meet with your team, travel to and from, tax season, etc.  

I know we will need a renter prior to doing a cash out refinance and we will have to determine the seasoning period of our lender, but going off of 6 months at this point for simplicity.

Or is it just better to find a hard money lender for a short term of about 1 year depending on the season period a traditional bank wants?

In about a month i hit my 6 month seasoning date to be able to do the cash out refi. 

April and Nov through mid-Dec are the only true low seasons. 

We are very conflicted because we have heard opposite advice from seasoned real estate professionals and developers.
