if I borrow 100k for a BRRRR (purchase plus rehab) and borrow the money for 9 months (purchase and 6 month seasoning before cash-out refi) he is totally fine with me giving him a lump sum after 9 months of $105,941.

Like Erik said, its pretty difficult to bypass the seasoning period, and quite frankly you benefit more from the seasoning period than without.

As far as buying the home under DSCR it can only be used as an investment and not a primary home.The seller cannot gift you or pay your down payment because the banks will "Source & Season" the funds.
