To me willing to prepay a year of rent without a current paystub offering job screams drug dealer. 

I know I scream rookie, but I'd rather ask for help than sit here and not be analyzing deals more.

And or Assigns" really screams I just read a book and am very new at this. 

If you're diligent it's also likely you'll find a screaming deal along the way.

Before one screams raise the rent, here me out....1. 

playing devils advocate this screams of someone unloading a property they don't like for various reasons.. tenant base.. property condition.. etc etc.and sucking you into giving him 3% up front and you lose it if you don't close.. wonder how many 3% he has gotten from others :)

Finding something that makes sense is more difficult no matter what neighborhood you are looking in, but where you are, I just don't see any reason to add any more properties to the portfolio unless you work your way into a screaming deal.

As a young investor, I cringe every time I see the TEN-decade sponsors scream track record and/or experience, but let's not fool each other here, every investor started with ONE property (no exceptions) just as all human beings started crawling before walking. 

Once you've analyzed 100+ deals you'll know your market cold and you'll be able to recognize a screaming deal when it hits the market. 

It would seem your tenant already did.The best thing that happened with one of my worst tenants was when they screamed at my contractor for parking in their space.
