playing devils advocate this screams of someone unloading a property they don't like for various reasons.. tenant base.. property condition.. etc etc.and sucking you into giving him 3% up front and you lose it if you don't close.. wonder how many 3% he has gotten from others :)

Finding something that makes sense is more difficult no matter what neighborhood you are looking in, but where you are, I just don't see any reason to add any more properties to the portfolio unless you work your way into a screaming deal.

As a young investor, I cringe every time I see the TEN-decade sponsors scream track record and/or experience, but let's not fool each other here, every investor started with ONE property (no exceptions) just as all human beings started crawling before walking.
