I thought I'd share some quick thoughts on investing in the area after the recent storms we've had.

If the mold is caused by a leaking pipe or water getting in from outside, then you should hire a contractor to stop that intrusion immediately, then dry out the home and remediate the mold at your expense.I also recommend reading and sharing the EPA Mold Guide.

This can change the math pretty quickly.

   - Then I start looking at prices and returns etc.This is why I like to go in that order, the least of which is that it helps sift through a lot of crap quickly. 

Any required notice would be removed quickly (usually) if occupied. 

Note that a few months after that date rates started to rise and quickly got to over double what I got on these purchases which would significantly increase the P&i.
