(You may also get a needed tax break and bonus goodwill as nice side benefits, FYI)...Then keep in mind you are playing a role in a larger market, bigger than all of us, and if you don't do the deal, someone else will, and they may give less than you to the buyer and even do less "good " with the money....or if it is too out of line with your values, you can always do something else, but it is hard to find a really "pure" pursuit these days where there aren't some compromises...thanks for sharing and best of luck.

I wouldnt spend too much time trying to track down these DC vacant building owners, as there is already an overwhelming amount of people doing that, and quite frankly it is probably a fruitless pursuit.

@Ralph R. you have to read the my post, we did have liability issues - or would have if we didn't have it set up with the property management company as an additional insured - pursuit for tenant damages for temporary living expenses costs and they had another one in the works for damages for personal items lost.

Outside of the individual property LLC's is a separate LLC that will serve as our "brand" LLC and one that will make "pursuit expenses" like pre-operating legal expenses, web hosting, email, and travel expenses etc. that are not related to an individual property.

Due to this event being experienced, I have been hesitant in my current pursuit - for which I am trying to break from given this market continues to be on the up trend.Some channels of our team have been secured thus far:  Accountant/tax adviser, Legal, banking (company set up specific - TBD for financing investments), Insurance, Appraisal, home inspection, and rehabilitation contractor for improvements that may be necessary.
